Apartment Complexes and Property Management

Managed property has an unusual monitoring problem: the people who live there have a legitimate expectation of privacy, and the people causing problems look exactly like residents.

Property managers deal in complaints as much as incidents. A parcel that went missing, a car that was scratched, a door that keeps being propped open. Each one takes hours to investigate and usually ends without an answer.

Live monitoring of common areas gives managers a factual record of what happened in shared spaces, while keeping strictly to areas where monitoring is appropriate and lawful.

Questions

Apartment Complexes and Property Management: common questions

Do you monitor inside apartments?

Never. Monitoring is limited to shared common areas where it is lawful and appropriate. Private dwellings, and any area with a reasonable expectation of privacy, are outside scope entirely.

Can you help with a package theft complaint?

Where the package room or lobby is monitored and the theft occurred during monitored hours, we can provide the observation and footage references. That is usually enough for the manager to act.

Can one agreement cover several buildings?

Yes. Portfolios are handled under a single protocol with per-property contact lists and consistent reporting.

What about resident privacy law?

Monitoring must comply with the law where the property is located, and the property manager is responsible for signage, disclosure, and tenancy terms. We will not monitor areas that fall outside those bounds.
